In coordination with a new office renovation, the building’s heating and cooling problems needed to be corrected. The equipment was over thirty years old, and because the reheat coils were not functioning properly, a constant temperature was impossible to maintain. Employees were attempting to control the temperature manually, creating comfort issues throughout the building.
The Air Comfort Solution
Air Comfort had been performing service and preventive maintenance work at the facility for over a year. We continued our partnership by working together to create a design/build solution. Because there were no mechanical drawings for the building, Air Comfort’s first step was to create a thorough map of the existing HVAC system. Based on the drawings, a design was produced that best suited the building and the needs of the occupants.
Air Comfort installed a new 15,000 cfm air handling unit and 10 new reheat coils. We also replaced the water cooled condensing unit with a new 40-ton air cooled condensing unit. By changing the zoning and installing a new DDC control system, complete control over the building was regained.
The project was completed in phases so that office workers would not be disturbed. Work was performed one floor at a time. Air Comfort worked out the staging and coordinated the schedule between the three phases of work. These efforts allowed the work to be completed on schedule and flow smoothly.
The Result
The new air-cooled condensing unit provides a greater level of efficiency as well as increased floor space in the mechanical room, and it requires less maintenance. The new control system allows for more control over all of the equipment, which translates into energy savings for the customer. A constant temperature is easily established and maintained in the building, and employees are experiencing a greater level of comfort.
